The Chillicothe Mill is a landmark 400-acre industrial facility located just southwest of Columbus, Ohio. The site includes more than 4.1 million square feet of improvements, with two historic mill complexes, a fully integrated pulp and bleach plant, a dedicated power plant with cogeneration capacity, extensive rail connectivity, and a wastewater treatment system capable of processing over 30 million gallons per day. Its scale, utilities, and infrastructure make it one of the most significant industrial campuses in the Midwest. Purchased in 2025, an affiliate of CAI Investments in partnership with another company, saw the development potential given the infrastructure it possesses and has divided it into multiple parcels. One parcel has been turned into a 506(c) DST offering.
