CAI Investments Fully Subscribes DST Industrial Property

CAI Investments LLC, a property manager/developer and private placement sponsor, has fully subscribed a manufacturing facility in Montgomery, Illinois located 45 miles west of Chicago.

In August 2022, CAI purchased the 462,251-square-foot manufacturing facility for a Delaware statutory trust offering.

“We are pleased to have successfully securitized another core and essential industrial property. Our success speaks to the ongoing demand in the marketplace for our disciplined DST offerings,” stated James Hickey, senior vice president of capital markets.  “We are focused on continuing to complement this asset class in the market through our thematic acquisitions.”

The industrial property is fully occupied by VVF Illinois LLC, a manufacturer and distributor of personal care products.

“It’s a real pleasure working with principals and due diligence officers of various financial services firms as CAI continues to build a strong DST portfolio. We really appreciate their support,” said Malcolm Burt, vice president of sales.

VVF has occupied the building since 2009. As part of the acquisition, VVF signed a new 20-year lease, with contractually obligated annual 1.5% rent increases.

Headquartered in Las Vegas, CAI Investments is a real estate development company that finances, develops, and manages commercial properties in various markets across the United States.
