It is one of the most significant industrial campuses in North America, well positioned for adaptive reuse at a fraction of the replacement cost. US Medical Papermill LLC (USMP), an affiliate of U.S. Medical Glove Company LLC (USMGC), will reposition the facility into a modern, diversified industrial campus with planned uses including high-tech glove production lines and modernized paper and packaging manufacturing.

Fully Leased Industrial Asset

The Property consists of approximately 2.8 million square feet and is 100% leased to US Paper Mill, LLC, providing contractual income backed by a long-term lease.

Long-Term Absolute NNN Lease

The tenant has signed a 25-year Absolute NNN lease with 2.0% annual rent increases, providing long-term income stability.

Debt-Free Offering

This DST is structured as an all-cash, debt-free offering.

Established Industrial Infrastructure

The Property includes extensive infrastructure such as steam production capacity, high-volume natural gas lines, fiber connectivity, and on-site rail access.

Large-Scale Industrial Campus

The Property is located within a ±500-acre industrial campus and includes approximately ±67 acres of land and ±2.8 million square feet of improvements.

Domestic Manufacturing Facility

The tenant is converting the facility to support nitrile glove and glove box manufacturing within the United States.
